Showings are scheduled for up to five options. Plan for 45 mins to 1 hr per plus drive/walk/parking. Generally 24 hr notice particularly if occupied. Couples must have both parties present. Take photos/videos. Wear comfortable walking shoes. In-person per protocols or virtual appointments.

How can you make the most of time when touring homes?

The pre-approval will provide accurate parameters of your price range and an estimate of your monthly payments so we can select realistic building and unit options then move quickly.

Refining your “wants” and “needs” list will help us identify what’s most important to you, including both the location and the property itself.

Once we narrow your list, we’ll plan an itinerary together.

What should you expect when touring properties?

We will typically tour together alongside any co-buyers, friends, or family you’d like to join per protocols.

Homeowners usually aren’t present; the listing agent may or may not be present. The average time spent in unit is 15 — 30 minutes.

You may have a gut reaction when visiting a home. First impressions count, I’ll advise you on less obvious yet pertinent details and help evaluate priorities in the context of what’s available in your price range after for your top selections.

How many properties should you visit?

Sometimes buyers find its the first and only property, and others look at several before they see one that checks all their boxes. It’s a good idea to see only a few alternatives so you have some points of comparison, otherwise showing fatigue and confusion among properties can hamper clarity. Viable options are typically 1 to 2 that buyer takes action on. The intention is no squander time with options for elimination and instead do visits you just intuitively know a space is where you want to live or invest.

What should you look for when visiting properties?

  • Check out the outside of the property and the neighborhood. Just walking by a building noting it’s surroundings and entering the lobby allows many to eliminate unwanted options and optimizes showing time.

  • Look beyond the staging and decorative items for the interior features, layouts and fixtures that convey with the property.

  • Check the condition of the unit.

  • Keep track with photos and notes.

  • Consider possible improvements you might want to make so you can research costs later.

  • If the property is a condo or located in a homeowners association, we’ll assess the fees and rules to see if you can live with them.

  • Locate your commuter route, schools, shops, restaurants, parks, and other amenities.
